  • Plot Potential: A plot might look overgrown or uninspiring, but with the right eye, it can hold huge potential. Make sure it’s suitable for development and check access to services (water, electricity, drainage).
  • Planning Status: Some plots already have planning permission (known as “serviced plots”), while others will require applications from scratch. A solicitor or architect can help investigate this.

 Tip: Always involve a professional before you commit. A quick consultation can prevent costly mistakes.

2. Choose Your Architect Early

An architect isn’t just a designer , we are your guide through the whole journey. The ARB (Architects Registration Board) protects the title “Architect” and regulates the profession. Choosing a qualified professional from the register is important.

While planning focuses on appearance and location, the building warrant approval ensures your home is structurally sound, energy-efficient, and safe.

  • Approval Time: Typically 8-10 weeks, depending on complexity and council workload.

5. Tendering & Finding a Builder

Once approvals are in place, it’s time to find the right builder.

  • Completion Certificate: Your local authority will issue this once everything meets standards.
